Since a square foot is a smaller unit than a square meter, the numerical value becomes larger when an area is expressed in square feet. This is normal. An apartment listed as 60 square meters is about 645.83 square feet even though the physical space is the same.

Why the Conversion Factor Is Squared

Area conversions are based on length conversions in two dimensions. A square meter is the area of a square 1 meter on each side, while a square foot is the area of a square 1 foot on each side. Because 1 foot is exactly 0.3048 meter, the area relationship must use the squared factor rather than the simple length factor.

This point is important because people sometimes try to convert area with the linear factor for feet and meters. That gives the wrong answer. Area must be converted with the squared relationship, not the one-dimensional one.

Example Calculation

Suppose a room has an area of 25 square meters. To convert square meters to square feet, multiply 25 by approximately 10.7639104167.

25 m2 x 10.7639104167 ft2/m2 = 269.0977604175 ft2

The room therefore has an area of about 269.10 square feet. Because square feet are smaller units of area, the converted number is larger than the original number of square meters.

For rough mental math, multiply square meters by 10.8 to get a close estimate in square feet. Another shortcut is to multiply by 11 and subtract about 2 percent, so a little less than eleven times larger. For example, 40 m2 is about 432 ft2 using 10.8, while the exact value is 430.556416668 ft2. These shortcuts are useful for quick comparisons but not for final pricing or purchasing.

Do not use the linear meter-to-foot factor when converting area. That factor applies only to lengths. Square meters must be converted to square feet with the area factor, not the one-dimensional one.

Property and construction documents do not always define area the same way. Gross floor area, usable area, finished area, rentable area, and lot area can all refer to different measurements even when they use the same units.
